Important Information for Your Stay
At The English Merchant’s Inn, we want every guest to enjoy a comfortable and enjoyable stay. Please take a moment to review our inn policies and important guest information to help ensure a smooth experience from booking through to departure.
Room Rates & Booking Conditions
Weekday and weekend rates are based on double occupancy and include a full breakfast.
Breakfast is provided at the guest’s choice of either:
- The White Rhino Coffee House which is located in a beautiful old Victorian house a short walk down Main Street at 414 W. Main Street (whiterhinocoffee.com
- Fresh Market Coffee which is located in the old MKT train station at 501 S. Rogers Street three blocks south of the courthouse(www.getfresh.coffee)
- El Mexicano Grill and Cantina which is a block east of the courthouse at 114 E.Franklin Street
- Butter and Grace-The Mini which is on the south side of the Square at 109 W. Franklin Street 115.
Simply let the establishment know that you are a guest of The English Merchant’s Inn and they will give you a credit for your breakfast. The rate for a room is based on up to two occupants and additional persons are charged at the rate of $50 per person per night.
All rates are subject to change prior to confirmed reservation. Two day minimum stay may apply during certain special events and holidays. We also have a separate Extended Stay rate plan that is room only and does not include breakfast and is available for stays of 7 nights or longer. The Extended Stay rate plan can be found on the booking engine. Additional persons under this rate plan are charged at the rate of $30 per person per night.
Deposits, Cancellations & Refund Policy
A deposit equivalent to 100% of the reservation total invoice is required to confirm a reservation.
The deposit will be applied to the total invoice due upon arrival. Requirements may differ for certain holidays, special events or group reservations.
The deposit is fully refundable if notice is communicated in person or by phone no less than 10 days prior the scheduled arrival date.
Late cancellations(less than 10 days) are subject to the full charges for the reserved night(s).
Check-In & Check-Out Times
Normal Check-in time is from 3:00 – 6:00p.m. Check-out by 11:00 a.m. Arrivals and departures outside of normal hours may be available and should be arranged in advance at the time of booking.
Accepted Payment Methods
Cash, personal checks, Visa, MasterCard, Discover and American Express.
Guest Parking Information
Guest parking is available on the Gibson Street side of the Inn. There is one parking space per room. If you have more than one vehicle. you may park it on the curb on Gibson Street or in the alley behind the Inn.
Smoking & Open Flame Policy
Candles are not permitted and smoking is allowed outside only on the porches and grounds. A smoke remediation fee will be charged to the credit card of guests responsible for smoking inside.
Children & Family Stays
Children age 12 and over are welcome and are charged as additional persons.
Pet Policy
Sorry, pets cannot be accommodated in the main house. Pets may be allowed in the Cottage if house trained and kenneled and disclosed at the time of booking. Please contact us to discuss.
Damage, Loss & Guest Responsibility
Guests are responsible for all damage to property or persons and for all items that are found missing following departure and will be charged accordingly.

We absolutely loved our stay and 100% would stay again. We were here for two nights to be close to our wedding venue. The inn is so beautiful and all of the rooms are decorated to perfection. Howard was such a pleasure to work with during the booking process and made everything very easy. The location is very ideal as well. We stayed in the suite downstairs and really enjoyed the little living room and having our own porch access. It truly felt like we had the whole place to ourselves. Such a great little place,10/10!

We absolutely adored our time at The English Merchant’s Inn. It was by far the most unique place we have ever stayed…imagine visiting the home of a well-traveled, cool and quirky great Aunt and multiply that times 1,000. Our Harry Potter obsessed 11 year old LOVED it. Howard was wonderful to communicate with, gave great recommendations and was, overall, an excellent host. We CANNOT WAIT for our next trip to Waxahachie.

My mom had never stayed at a bed and breakfast before, and I honestly couldn’t have picked a better place for her first experience. We absolutely loved our stay at The English Merchant’s Inn. We stayed in Room #2, and it was beautiful. The canopy bed, clawfoot tub, and private rooftop patio made it feel so cozy and special. Our favorite part was spending the whole morning on the balcony, sipping tea and just talking. It felt so magical. No rushing, no plans, just enjoying the moment together. I know it’s a memory we’ll both hold onto for a long time. Everyone was so welcoming, and the whole place just had such a peaceful, homey feel. My mom is already asking when we can stay at another B&B, so I think that’s the best review I can give. We’ll definitely be back.

I have traveled the world and stayed in many very neat places. Nothing comes close to this place. Who knew I would find it in Waxahachie, Texas. There are no words for the ambiance. There are no words for Tony who makes you feel like a friend and family. Above and beyond. Howard cares deeply about his guests and again there are no words for what his wife put in to this beautiful place. If my wallet could afford it I would live here. Come visit! Especially if you love history. Oh! And recommend room #2. But they are all great.
